When Replacement Beats Repair
There’s a point where patching costs more than replacing. Recurring leaks across the roof, perished underlay (so even sound tiles leak), widespread tile cracking, or visible sagging — once two or three of those signs are present together, repeated repairs become false economy. A proper re-roof costs more upfront but typically pays back within a few years of avoided repair callbacks, water damage, and ceiling repairs.
We give you the honest call at the inspection. If a localised repair will hold, we’ll say so and quote that instead. If the roof needs more, we explain why on site — usually pointing to the actual failure modes (perished felt, repeated valley leaks, structural movement) rather than vague “it’s old” reasoning.
Materials We Install
We work across the three common KL roofing systems:
- Concrete tile — the classic terrace and bungalow roof. Long-lifespan, good thermal mass, the look most KL homeowners expect. Heavier on the structure, so we check rafters and battens before installation.
- Clay tile — durable and UV-stable, lasts decades in the tropics. Heavier and pricier than concrete, but the most premium tiled finish.
- Metal deck (including standing seam) — lighter, faster to install, ideal for larger spans and commercial buildings. Modern coated systems handle KL UV well; pairs with insulation for thermal performance.

What the Process Looks Like
Every re-roof starts with a structural inspection. Many roofs that “just need re-tiling” actually have soft battens or movement in the rafters that has to be fixed first — if we miss that and just lay new tiles over it, the new roof will fail in years instead of decades. We open up enough to confirm what’s underneath, then give you an itemised quote that splits structural work, tear-off, materials, and installation cleanly.
From there: tear-off and disposal of the old roof, structural rectification (if needed), new underlay laid out and overlapped properly, then the roofing system itself — battens, fixings, flashings, and the new tiles or sheets. Every junction (valleys, chimneys, parapets, roof-to-wall lines) gets the same care as the field of the roof, because those are where leaks usually start.
When the work is complete, we run a water test, clean the site, and hand you a written warranty covering our workmanship. We document what was installed and the maintenance cycle so future owners and future contractors aren’t guessing.
