Common Installation & Re-Roofing Problems We Solve

Recurring repairs that keep adding up

Small patches every year can cost more than one proper replacement. At some point, repair becomes false economy.

Widespread cracking, sagging, or perished underlay

When damage spans the whole roof rather than one isolated spot, replacement is usually the more cost-effective path.

You need an honest repair-or-replace call

We give you a straight answer based on what we find on site, with the failure modes shown clearly, not vague 'it's old' reasoning.

When Replacement Beats Repair

There’s a point where patching costs more than replacing. Recurring leaks across the roof, perished underlay (so even sound tiles leak), widespread tile cracking, or visible sagging — once two or three of those signs are present together, repeated repairs become false economy. A proper re-roof costs more upfront but typically pays back within a few years of avoided repair callbacks, water damage, and ceiling repairs.

We give you the honest call at the inspection. If a localised repair will hold, we’ll say so and quote that instead. If the roof needs more, we explain why on site — usually pointing to the actual failure modes (perished felt, repeated valley leaks, structural movement) rather than vague “it’s old” reasoning.

Materials We Install

We work across the three common KL roofing systems:

  • Concrete tile — the classic terrace and bungalow roof. Long-lifespan, good thermal mass, the look most KL homeowners expect. Heavier on the structure, so we check rafters and battens before installation.
  • Clay tile — durable and UV-stable, lasts decades in the tropics. Heavier and pricier than concrete, but the most premium tiled finish.
  • Metal deck (including standing seam) — lighter, faster to install, ideal for larger spans and commercial buildings. Modern coated systems handle KL UV well; pairs with insulation for thermal performance.

We don’t sell you what we have in stock — we recommend what fits the building. If your terrace house needs concrete tile, that’s what we quote. If your commercial shoplot needs metal deck, that’s what we install. It’s the same building-envelope thinking behind all our roof repair work in Kuala Lumpur.

What the Process Looks Like

Every re-roof starts with a structural inspection. Many roofs that “just need re-tiling” actually have soft battens or movement in the rafters that has to be fixed first — if we miss that and just lay new tiles over it, the new roof will fail in years instead of decades. We open up enough to confirm what’s underneath, then give you an itemised quote that splits structural work, tear-off, materials, and installation cleanly.

From there: tear-off and disposal of the old roof, structural rectification (if needed), new underlay laid out and overlapped properly, then the roofing system itself — battens, fixings, flashings, and the new tiles or sheets. Every junction (valleys, chimneys, parapets, roof-to-wall lines) gets the same care as the field of the roof, because those are where leaks usually start.

When the work is complete, we run a water test, clean the site, and hand you a written warranty covering our workmanship. We document what was installed and the maintenance cycle so future owners and future contractors aren’t guessing.

For more context on the decision and the project: see our guides on when to replace your roof, the roof replacement process step by step, and how long a re-roofing project takes.

Got Questions?

Installation & Re-Roofing FAQs

How long does a typical re-roofing project take?
Most single-storey terrace houses are 3-5 working days, weather permitting. Larger bungalows and commercial buildings take longer; we give a firm timeline in the quote once we've inspected the structure.
Will I need to move out during the work?
Almost never. The home stays liveable — there's noise during the tear-off and install stages, and some restricted access, but most homeowners stay in place throughout.
Can you re-roof over the existing roof?
Sometimes, if the structure and deck are sound. We check at inspection — if the existing roof is structurally OK and there's no hidden damage, overlay can save money. If not, full tear-off is safer.
Concrete tile vs metal deck — which is better for my home?
Both work well in KL when installed properly. Concrete tile has the long-lifespan, classic look and excellent thermal mass. Metal deck is lighter, faster to install, and more cost-effective on larger spans. Our guide on [choosing roof tiles for Malaysian weather](/guide/choosing-roof-tiles-for-malaysian-weather/) walks through the trade-offs.
What happens if it rains mid-project?
We sequence works around the forecast and tarp the deck overnight or during heavy showers. For longer wet windows, we phase the works section by section so the home is always weathertight at the end of each day.
What's covered under the workmanship warranty?
Defects in our installation work — flashing failure, tile fixing issues, leaks attributable to install rather than material — for the warranty period stated in your quote. Material warranties (from the tile or sheet manufacturer) sit alongside ours.
