What Recoating Does (and Doesn’t Do)

Roof recoating is a surface treatment — pressure-cleaning the existing tiles or sheets, applying primer, then a protective topcoat. Done properly on a sound roof, it restores appearance, adds a heat-reflective layer to cut tropical UV gain, and adds several years to the roof’s working life before any major work is needed.

What it doesn’t do: fix structural problems, seal active leaks, or rescue a roof whose underlay has perished. If the roof has leaks now, coating will not stop them; if the structure is moving or the tiles are widely cracked, coating is putting good money over bad. We’re upfront about this at the inspection — recoating works when it works, and it doesn’t when it doesn’t.

When Recoating Makes Sense

You’re a candidate for recoating if:

  • The tiles or sheets are structurally sound but faded, oxidised, or visually aged
  • There are no active leaks, or any leaks have been repaired and held
  • The underlay is still doing its job (no perished felt, no widespread underlay-related leaks)
  • You want lower heat gain in the rooms below
  • You’re 5-10 years away from re-roofing and want to bridge the gap

Our Process

Proper recoating is mostly prep work. The actual coating goes on quickly; what makes the system last is how clean the substrate is and how well the primer keys to it.

  1. Condition assessment — we walk the roof, check for cracks, soft tiles, leak signs, and structural movement. Recoating only goes ahead if the roof is genuinely a candidate.
  2. Cleaning — high-pressure wash removes algae, moss, oxidation, and loose surface material. The roof has to be completely clean before anything else happens.
  3. Drying — the substrate needs to be dry before primer goes on. In KL, we work around the rain — coating on a damp roof is one of the most common reasons recoats fail early.
  4. Primer — locks the surface and gives the topcoat something to bond to. Skipping this is another common shortcut that shortens lifespan.
  5. Topcoat — sprayed in even passes, with heat-reflective options where you want the thermal performance.
  6. Cure check — final walk-through after full cure, with documentation of the system used.

What to Expect on Site

A typical single-storey terrace house takes 2-3 working days. We sequence the stages so each layer has the cure time it needs. The roof can’t be walked on during application and cure, so other trades need to wait until we’re done.
