Common Facade Services Problems We Solve
Wall stains come back after every repaint
Repainting hides the problem, it doesn't fix it. The water source needs to be found and sealed.
Water seeping through the wall despite the roof being intact
Most wall leaks start at the facade or the roof-to-wall junction, not the roof itself.
Loose, cracked, or discoloured cladding on your building
ACP and plaster facades degrade in KL's heat and humidity. Left unchecked, small cracks become structural water ingress.
What Facade Work Actually Involves
A building’s facade is the system that keeps weather and structural movement from reaching the interior. When it works, you don’t notice. When it fails, you get water stains, mould, peeling paint, and — eventually — structural deterioration of the substrate. Facade work covers the full range of repairs and replacements needed to keep that system intact: ACP cladding, plaster repair, structural sealant renewal, and weatherproofing.
We install new facades on commercial projects, repair damage and weathering on existing buildings, and restore aging facades to working condition. Most calls are mid-life: a shoplot whose plaster has cracked at the parapet, a commercial block whose ACP joints have opened up, or a residential block whose sealant has perished and is letting water past the windows. Facade and roofline are one envelope, which is why facade work sits alongside our roof repair services in Kuala Lumpur.
Why Roof-and-Facade Together Matters
Most leaks blamed on the roof actually start at the facade — specifically at the junction where roof meets wall. Parapet copings, flashing terminations, and the joint between the last row of tiles and the rendered wall are all places where water can enter and travel inwards before showing up as a “roof leak” on the ceiling below.
Roofing-only contractors don’t inspect those junctions; facade-only contractors don’t look at the roof. We do both, so we find the actual entry and fix it once. Our guide on how facade and roof leaks are connected explains the failure pattern in more depth.
Access Methods We Use
Facade work above ground floor needs proper access. We use three main methods:
- Rope access (abseiling) — for high-rise buildings, this is the most efficient way to inspect and repair facades without erecting full scaffolding. Our technicians are trained for tropical-climate rope access and bring all the safety gear.
- Scaffolding — the workhorse for mid-rise residential and commercial work. Slower to set up but better for extended works and larger crews.
- Boom lift — fast access for selected sections, useful when the work is confined to specific elevations and the site has the ground space.
We pick the method that fits the building and the scope — not the one that maximises billable hours. Sometimes the answer is a combination (boom lift for ground-floor windows, rope access for the upper third).
Common Facade Problems We Fix
The failure modes we see most often across KL buildings:
- ACP cladding — failed joints, water-staining behind panels, panel delamination from heat cycling
- Plaster facades — hairline cracks, hollow patches, water-staining and efflorescence
- Sealant — perished and shrunken at expansion joints, separation at window and door frames
- Roof-to-wall junctions — the single most common leak source we see on flat-roofed buildings
- Parapet copings — water ingress through cracked or missing coping
ACP Cladding vs Plaster vs Sealant Renewal
| Treatment | Best For | Trade-offs |
|---|---|---|
| ACP cladding | Modern facelifts and weatherproofing on commercial blocks | Higher upfront cost; resists staining and moisture well |
| Plaster repair & render | Restoring traditional shoplot and residential facades | Lower cost; needs periodic recoating in tropical weather |
| Structural sealant renewal | Perished joints at windows, panels, and expansion gaps | Cheapest fix; only addresses the joints, not the surface |
The right treatment depends on the building, the budget, and how the facade fails — and many buildings need a combination across different elevations.
