What Facade Work Actually Involves

A building’s facade is the system that keeps weather and structural movement from reaching the interior. When it works, you don’t notice. When it fails, you get water stains, mould, peeling paint, and — eventually — structural deterioration of the substrate. Why Roof-and-Facade Together Matters

Most leaks blamed on the roof actually start at the facade — specifically at the junction where roof meets wall. Access Methods We Use

Facade work above ground floor needs proper access. We use three main methods:

  • Rope access (abseiling) — for high-rise buildings, this is the most efficient way to inspect and repair facades without erecting full scaffolding. Our technicians are trained for tropical-climate rope access and bring all the safety gear.
  • Scaffolding — the workhorse for mid-rise residential and commercial work. Slower to set up but better for extended works and larger crews.
  • Boom lift — fast access for selected sections, useful when the work is confined to specific elevations and the site has the ground space.

We pick the method that fits the building and the scope — not the one that maximises billable hours. Sometimes the answer is a combination (boom lift for ground-floor windows, rope access for the upper third).

Why does my wall leak even though my roof is intact?
Most wall leaks actually start at the roofline — the junction between the roof and the wall — or at failed sealant on the facade itself. We've seen plenty of buildings where new roofs were installed and the leak continued, because the actual entry was a facade defect.
Do you handle high-rise facades?
Yes. We work via rope access (abseiling) for tall buildings where scaffolding is impractical, and via scaffolding or boom lift for mid-rise. Method is matched to the building and the scope.

How often should building sealant be renewed?
